PROPOSALS to transform a derelict hotel in Dawlish into half a dozen flats have been approved by planners.

Submitted by Harvard Limited, the application - reference 26/00622/FUL - sought permission to convert the former Oceans B&B Guesthouse, pictured, into six, self-contained flats.

The flats will be laid out over the ground, first, second and third floors of the building; parking will not be provided on the site for residents.

And Teignbridge Council have granted planning permission, albeit subject to conditions, namely the submission of a Construction Management Plan, which would outline the timetable of the works.

‘The development hereby permitted shall begin before the expiry of three years from the date of this permission’, the council said.

Dawlish Town Council raised no objection to the proposal.

The existing guesthouse comprises a dozen guest bedrooms with ensuite bathrooms together with a bar, dining area and kitchen on the ground floor.

It is understood to date from the early 1800s, and is a typical example of the sea front properties that were fashionable at that time.

A previous planning application to convert the hotel into seven flats was rejected in 2025.

The design and access statement for 26/00622/FUL says: ‘The proposals involve only internal alterations, with no changes to the external fabric or elevations of the building.

‘As such, the distinctive façade and key architectural features - including the building’s Victorian-era twin turrets and bay windows - will remain intact and protected.

‘This approach ensures that the development respects the historic value of the site while enabling its viable long-term use through residential accommodation’.
