PLANS to give a Teignmouth shopfront a facelift and convert the upper floors into flats have been rejected.

Submitted by Powderham Properties, the application - reference 26/00430/FUL - sought permission to replace the shopfront at 11 Regent Street and convert the upper floors into four, two-bedroom flats, which would include a new, three-storey rear extension.

But Teignbridge Council refused to grant planning permission, saying the flood risk assessment was ‘insufficiently detailed’ and that the proposed extension would result in an ‘incongruous and inappropriate addition to a building’.

11 Regent Street is a three-storey mid-19th century terraced building forming part of the established commercial frontage of the street.

The ground floor accommodates two commercial units, with the upper floors historically being residential accommodation.

The planning statement for 26/00430/FUL says that the proposed development ‘optimises use of a sustainable town centre site’, ‘delivers policy-compliant housing’ and ‘supports town centre vitality and regeneration.
