AN application for up to 150 new homes at Chudleigh has got the green-light despite a raft of objections.
Submitted by Wain Homes, the application - reference 22/01651/MAJ - sought permission for 142 homes, eight self-build plots and associated infrastructure, including a pedestrian bridge and football pitch, at land at Old Kate Bridge.
And Teignbridge District Council (TDC) have granted permission, albeit subject to several conditions, including but not limited to the submission and approval of: a scheme detailing the phasing of the development; a Construction Environmental Management Plan and a Tree Retention Plan.
In total, there are more than 50 conditions.
The application, which has submitted back in 2022, saw close to 100 objections lodged against it; the Devon Wildlife Trust objected, as did Chudleigh Town Council.
One objector described the proposal as ‘wholly unsuitable’, with several others pointing to the additional strain the development would have on local services.
According to the design and access statement, the proposed development will offer ‘the best of both worlds’ - an urban village integrated with Chudleigh, but with easy access to nearby woodland at Haldon Forest Park and Dartmoor National Park.
‘The vision for the Site is to create a new residential development that preserves and celebrates the distinctive character of Chudleigh and provides a new green settlement edge that successfully integrates with Chudleigh and the wider South Devon countryside’, the design and access statement reads.
The 150-home development, up to 30 per cent of which will be affordable, will provide ‘much needed affordable housing with a variety of homes created, from smaller starter homes to larger family homes’, the design and access statement goes on to say.
It will include a range of tenures, including private sale, shared ownership and renting.
As mentioned above, the bulk of contributions from residents voiced objection.
There were those in favour of the scheme, though they were few and far between.
‘As a young adult trying to get on the property ladder and remain local to Chudleigh and the surrounding area, this development will enable first time buyers opportunity to purchase, rent or have shared ownership’, one supporter said.
