A HOUSING development for more than 100 homes could be built at Ipplepen as a planning application is submitted to Teignbridge District Council (TDC).
Submitted by Ipplepen LVA LLP & Little Bradley Farm SW Ltd, the application - reference 26/00240/MAJ - is seeking permission for up to 120 homes at Blackstone Cross, Ipplepen, with a decision due by May 20, 2026.
The land, which is enclosed by residential areas to the north and west and bound by the A381 and Conniford Lane to the south, is allocated for 100 dwellings in both the Ipplepen Neighbourhood Plan and Teignbridge Local Plan 2033.

The proposed development, a mix of one, two, three and four-bedroom properties, as well as six custom built properties, would include 36 affordable homes, the design and access statement for 26/00240/MAJ says.
‘The vision for the development of land at Blackstone Cross draws from the local context and site attributes to create a place that enjoys a wonderful vibrant village location with good access to facilities and amenities and celebrates the mature tree and hedgerow planting’, the statement adds.
The application also includes provision for public open space, ecological buffers, sustainable drainage systems and other ancillary works; a new focal space around the retained tree at the centre of the scheme, creating a space for residents to gather, with links to the existing village and bus stops.
TDC determined that the proposed development would not require an Environmental Impact Assessment (EIA) after a screening opinion was sought in June 2025.

‘The proposed development would provide a well-considered environment delivering a variety of new housing types and tenures enabling Teignbridge District Council to meet local housing need’, the design and access statement goes on to say.
Moreover, the proposed scheme, according to the statement, ‘represents a positive development in an established and sustainable edge of village location’ and will provide ‘much needed new housing as well as many identifiable, tangible and long-lasting benefits for the village and local area’.
